比較的多い交通量がある道路に面するが、建物に囲まれた裏に庭がある。

現状の家の使い方をお伺いすると、庭があまり使われていないようだ。

この庭に面する居室よりも、道路側のキッチンを中心としたスペースを主に使われている状況がわかってきた。

ピアノ室も同様、庭に面し配置されている。

ここからの見晴らしも重視したいところ。

築昭和38年。

和室の構造はきれいに維持されている。

既存のキッチンの位置も、プラン変更し、リビングに面し、ﾀﾞｲﾆﾝｸﾞｷｯﾁﾝとして使えるようにプランニング。

耐震設計を実施するうえで、今回難易度が高いのが、昭和38年新築以来、なんどか増改築工事をされた来たようで、床面積は200㎡程度にのぼる。

その中に、平屋2棟と、2階が1棟。

それらが接し建築されているため、耐震計算は、それぞれのエリアを分け3回に分けて計算。かつ、平屋部分、2階部分を分けて。かつ全体で計算の計5回の耐震設計によってクリアするように計画する。

耐震性能と合わせて考えたいのが、断熱性能。

今回堺市住宅・建築物省エネ改修補助金交付申請を踏まえ、耐震かつ断熱性能も確保できるよう設計を進めた。

少し解体工事を進めると、築38年の構造が顔を出した。

ここから、今まで耐震設計してきた案と比べ合わせ確認し、どう現場と対応してゆくか考える。

耐震断熱リノベーションが始まった。

The structure of the Japanese-style room is well maintained.

The location of the existing kitchen was also changed so that it faces the living room and can be used as a dining kitchen.

The most difficult aspect of the seismic design this time was that the building seems to have undergone some expansion and renovation work since it was built in 1960,

and the floor area is about 200m2.

There are two one-story buildings and one two-story building

Because these areas are built next to each other, seismic resistance calculations were performed in three separate areas.

 Also, separate the one-story part and the second floor part.

In addition, the plan is to clear the earthquake resistance design through a total of five calculations.

In addition to seismic performance, we also want to consider insulation performance.

Based on the Sakai City housing/building energy saving renovation subsidy application,

we proceeded with the design to ensure earthquake resistance and thermal insulation performance

After some demolition work, the 38-year-old structure was revealed.

From here, we will compare and confirm the seismic design plans we have made so far, and think about how to respond to the site.
